Spain’s residential stock is aging

A key reality for the construction sector

In September 2025, the National Association of Ceramic and Building Materials Distributors (Andimac) has published a report that warns about the aging of the residential stock in Spain. According to its data, by 2030, more than 10 million homes will be between 60 and 90 years old.

Energy efficiency and habitability at risk

The study highlights that 80% of residential buildings in Spain have a low energy rating (E, F or G). This implies urgent needs in:

  • Thermal and acoustic insulation.
  • High energy consumption.
  • Comfort and structural safety.

In addition, rehabilitation is progressing at an insufficient pace: in the last 10 years, some 275,000 homes have been renovated, compared to the target of 410,000 between 2021 and 2026 set in European plans.

Shortage of skilled labor

Another point highlighted by Andimac is the lack of professionals in the sector. Fifty-five percent of construction workers are over 45 years old, which reinforces the need to improve training in technical solutions such as high-performance adhesives, repair mortars and insulation systems.
